One of Denver's most architecturally significant neighborhoods, Park Hill still maintains it's "suburbs in the city" kind of feel with wide bike lanes, towering mature trees, manicured lawns, and larger lot sizes. But it also features several small commercial areas that are bustling with life. What this means for residents of Park Hill is they enjoy a quick commute to downtown, next-door access to City Park, gorgeous avenues for a bike ride or stroll, but you're still a short walk from your stoop to some of the best eateries in the city or a glass of wine for happy hour. In short, it's the good life!
Montview Blvd in Park Hill is a famous, historic drag with ancient trees and multi-million dollar historic homes lining the wide Boulevard which has a great bike lane. From anywhere in Park Hill, take an afternoon stroll or bike ride down Montview to City Park for a serene glimpse into Denver's architectural past. Monaco Pkwy gives a similar feel, with a slow pace of traffic along it's very wide roadway with bike lanes as you pass by some of Denver's oldest trees and finest real estate.
You'll find most of the commercial spots in Park Hill on Kearney St, 23rd Ave, or Oneida St - though there are plenty of shops and bistros scattered in other spots of the 'hood as well. Tables Restaurant is a must try and will be your favorite date night spot, it's award-winning food has landed it on many "best of Denver" lists. After dinner you can stroll over to Neighbors Wine Bar for an intimate setting with indoor & outdoor seating.
And don't forget the kids! Park Hill has blossomed into one of the most kid friendly neighborhoods in all of Denver, and it's not just because of the slow paced tree-lined streets! Kearney St between 23rd & 22nd has developed into a virtual cornucopia of kid-friendly activities and eateries. Grab a slice at Oblio's Pizzeria, cupcakes at Cake Crumbs, then go for their afternoon painting classes at Art Garage, tumbling & jumping at Dardano's School of Gymnastics, become a superhero at Wands & Wishes, or get a haircut in an airplane at Little B's.
Park Hill is technically two neighborhoods, South Park Hill & North Park Hill, separated by 23rd Ave. South Park Hill is the more prestigious address and does host most of the upscale commercial options, whereas North Park Hill is more quiet residential with the occasional shop sprinkled in. South Park Hill can be quiet costly, where North Park Hill remains a great entry point for many first time homebuyers.
The median sale price of a single family home in Park Hill in 2016 was $495,000; with South Park Hill's median being $575,000 and North Park Hill having a median of $425,000. In 2016 there were a total of 454 homes sold in Park Hill; of those, 117 were over $600,000 and 95 were under $350,000 (with 75 of those under $350,000 being in North Park Hill).
